Tudor Branch is an upscale Columbia County neighborhood located on Columbia Road, between Hereford Farm/Lewiston Roads and Belair Rd. If you’re looking for a community that values green space, this may be the place for you. The neighborhood is designated a Certified Wildlife Habitat by the National Wildlife Federation (NWF). The developer left plenty of mature trees, greenspace, and ponds. Neighborhood amenities include biking and walking trails, a pool, playground, and clubhouse. Construction on the neighborhood, which was previously farmland owned by Dr. Burgamy, began in late 2002. Tudor Branch is comprised of 6 sections.
The Estate Section of Tudor Branch features larger homes on larger homesites, some with walk-out basements. The homestyles range from ranch style single level homes with open floor plans to 2-story homes plus basement. The first home sold here was in June of 2003 for $262,000. In the past year, homes in the Estate Section have sold for prices ranging from the upper 200s to $398,000. And yes, the one that originally sold for $262,000 in 2003 just sold for $398,000.
The Courtyards of Tudor Branch followed the Estates with the first sale closing in November of 2003. The Courtyards are a garden home community. The homesites are smaller, and the homes are 3-4 bedroom homes ranging in size from 1600 – 2188 heated square feet. In the past year there have been 2 sales, one for $180,000 and one for $204,000.
Creekside at Tudor Branch is another garden home section comprised of 3 and 4 bedroom homes, ranging in size from 1550 – 2188 heated square feet. The first home in this section was sold in March of 2005. This is one of the most affordable sections in the neighborhood, with homes ranging in the upper 100s. One is currently listed for $169,900 and one recently sold for $184,900.
The Meadows at Tudor Branch is a community of 3-5 bedroom homes, ranging in size from 1750 to 2830 heated square feet. The first home was sold here in June of 2006. Sales in the past year have ranged from $183,000 to $330,300.
Coleridge at Tudor Branch is made up of 3 to 4 bedroom homes, ranging in size from 1538 – 2108 heated square feet. The first home was sold here in September of 2006. There is currently an 1800 square foot home for sale for $204,900. Sales in the past year have ranged from $167,567 to $182,000.
Chatsworth at Tudor Branch is the newest section of Tudor Branch. The first home was sold in July of 2009 and construction continues today. Homes are currently listed for $203,900 to $219,900 and range in size from 1840 to 2478 heated square feet.
The Columbia County public schools which service Tudor Branch are Lewiston Elementary, Columbia Middle School, and the new Grovetown High School. One note of interest regarding Columbia Middle School: a recent sales tax package has been proposed by Columbia County school board officials.
If passed by voters on July 20, 2010, new construction will likely start with Columbia Middle School. The school would be relocated to Columbia Rd. between Hereford Farm/Lewiston Rds. and Belair Rd. School capacity would be increased from 38 to 51 classrooms. The new school would open in 2012.
