Before you start looking at Augusta GA homes for sale, there is something VERY IMPORTANT that you need to know. There are several different types of agency in Georgia. Everybody is familiar with Seller Representation because you sign a listing agreement when you put your home on the market.
What about Buyer Representation? You need to know a) that it exists and b) how important it is to you. If you drive by a house that you like and you call the REALTOR listed on the sign, everything you say to said REALTOR can and will be used against you should you decide to make an offer. Why? Because that REALTOR is in a legally binding agreement to represent that Seller’s best interest. The REALTOR has a fiduciary responsibility to that Seller.
Don’t you as a Buyer deserve a REALTOR that owes the same fiduciary responsibility to you? This is the very first thing that you need to take care of. Your home purchase could be the biggest financial undertaking that you ever have. Before you talk to a listing agent or home seller and give away any potential negotiating position, you need to hire representation.
In Georgia, a REALTOR cannot represent you without a signed agreement. Be aware that there are REALTORS out there who will tell you otherwise. They’re wrong. I feel ethically committed to provide you with the correct information. Whether you choose to hire me as your Buyer Agent or not, I want you to be well educated in the process.
I’ve attached copies of the Georgia Association of REALTORS Buyer Brokerage agreement so that you can read through it and familiarize yourself with it. I personally do not charge any fees for providing Buyer Representation. I accept whatever co-op fee that the Listing Agent is offering. I think that’s the right thing to do.
