How To Calculate Your Columbia County Property Taxes

Ever wonder how your property taxes are calculated? What’s the difference between assessed value and fair market value?

To determine the amount of your property taxes, you’ll need several values:

Fair Market Value (FMV) x 40% = Assessed Value
Assessed Value (ASV) x Millage = Tax
Tax digest = total of all assessments
Millage Rate = Proposed Budget divided by Tax digest

Millage is usually expressed as dollars per $1000.00 of Assessed Value.

For example, the 2009 Columbia County millage rate was set at .026977. The ASV of property with a FMV of $175,000 would be 40%, or $70,000. Multiply the ASV of $70,000 by the millage rate of .026977 to get a close estimate of the property tax amount. In this case, around $1888.00.

So what is the millage rate where you live? The 2009 values are

0.026977 for Columbia County unincorporated districts
0.032262 for City of Grovetown
0.030612 for City of Harlem

Columbia County Real Estate Taxes

Every year the Tax Assessor‘s office makes visits to homes throughout Columbia County in an effort to obtain exterior measurements, photos and other data to help update tax records. This data will then lead to either a property tax increase or decrease. This past year was the first time I’ve noticed a decrease since I moved here in 1998.

Keep in mind that they don’t need interior access to collect research. They need only exterior photos and measurements. If you’re home, they may stop to ask questions just to make sure that their records are as accurate as possible. For safety’s sake, they all carry photo ID and will be driving marked vehicles.
