If you’re going to be relocating to the Augusta GA area and are interested in looking at Augusta GA homes for sale, there are several questions you need to answer before deciding on an area or a neighborhood.

Do you have children?

If so, you’ll want to research the area schools. In addition to the Columbia County Schools and Richmond County schools, there are several top-rated private schools in the area such as Augusta Prep, Augusta Christian Schools, Westminster Academy, and Episcopal Day School to name a few.

How important are neighborhood amenities?

There are several neighborhoods in Augusta, Evans, Martinez, and Grovetown GA that feature a neighborhood swimming pool, tennis courts, playgrounds, walking trails, sidewalks, gated entry, golf course, or lake/pond.

How important is a Homeowners Association to you?

There are many Augusta, Evans, Grovetown, and Martinez GA neighborhoods with active HOAs. Some are stricter than others. A few neighborhoods have covenants but no Homeowners Association, meaning that it becomes the burden of each resident to enforce compliance. Also, there are several older neighborhoods which have let their covenants lapse. It’s also important to know the fees that are involved, and whether they’re mandatory or optional. If the neighborhood has a pool, you may have to pay extra for membership. The neighborhood pool may also be open to the public for membership.

What are the taxes?

Some towns like Martinez and Evans GA are not incorporated, so you would only be paying county taxes. Residents of Grovetown GA pay county and city taxes. The 2009 millage rate for Martinez and Evans GA (and all other unincorporated areas) is 0.026977. The 2009 millage rate for Grovetown GA is 0.032262. For Richmond County, the millage rate is .03659 for the city of Augusta and .030148 for the county.

Springlakes – Martinez GA Featured Neighborhood

Springlakes Martinez GA

Springlakes is one of the older, more established neighborhoods in Columbia County GA. It enjoys a great central location on the corner of Columbia Rd. and Flowing Wells Rd., adjacent to Martinez Elementary and Augusta Prep. A small shopping center anchored by Kroger is located directly across Columbia Rd., and the neighborhood is just a few minutes from both I-20 and Washington Rd., the two main thoroughfares through Augusta.

One of the things that gives Springlakes its charm is the over abundance of mature trees in the neighborhood. That’s definitely a unique feature for this area as most of the new developments in Columbia County feature clear cut land with an occasional newly planted small tree. There are also several creeks that wind their way through the neighborhood, as well as ample green space.

Other neighborhood amenities include a small lake, tennis courts, a clubhouse, a neighborhood playground, and a pool with diving boards.

This wonderful neighborhood consists of approximately 675 homes, most of which are brick 2-stories. There are also some homes with wood siding or hard coat stucco. Neighborhood development began in the early 80’s. As the neighborhood has grown, so has the size of the homes. Home sizes have an approximate range of 1650 – 5200 heated square feet. The ample size of the yards in addition to all the trees provides for a great deal of privacy.

The Columbia County Schools which service Springlakes at this time include Martinez Elementary, Evans Middle School, and Evans High School. More information on the schools can be obtained from the Columbia County Board of Education website.

There are currently 12 homes for sale in Springlakes ranging in price from approximately $200,000 – $425,000.

Living in Augusta GA – Things to Do and See

I’ve lived in the Augusta, Georgia area since 1998 and I am continually amazed at all the great things this city has to offer its residents and visitors. It’s truly a great place to live and raise a family. My husband and I have 3 children and I can’t imagine raising them anywhere else. Here are some places you can’t afford to miss!

The Augusta National Golf Course - See if you can get your hands on Practice Rounds tickets or tournament badges, and don’t forget to bring your camera! The MASTERS® Tournament is held the 2nd full week of April each year. There is a lottery for the Practice Round tickets – if you’re interested, visit http://www.masters.com/en_US/about/ticket.html for details.
Clarks Hill Lake - Located between Evans and Lincolnton, GA, Clarks Hill Lake is one of the Southeast’s largest and most popular public recreation lakes. At just over 71,000 acres, there’s plenty of room for boating, skiing, tubing, jet skiing, and striper fishing. The lake has also just returned to full pool stage after being hit hard by a drought for the last several years so the beaches at the parks are in top notch shape.
The Augusta Canal – The original tow path is still in use by bikers, walkers, and birdwatchers. I like to park at the Lock and Dam and enjoy the walk back in towards downtown. You can also canoe, kayak, or relax on a guided tour aboard a replica canal cargo boat. For tour reservations, visit www.augustacanal.com

Broad Street – Downtown Augusta – Parking is still FREE, so find a spot and enjoy the walk. There are great art galleries, cafes, antique stores, and a bakery. Two of my favorite spots are Merry’s Trash and Treasures and the Pizza Joint.

The Greeneway – Ok, technically this is N. Augusta, SC, but’s it’s a short 5 minute drive over the Savannah River. Part of the rails to trails program, the paved trail is over 7 miles long and meanders in part along the scenic Savannah River. There’s also a disc golf course located here.
The Riverwalk - located on the Savannah River in Downtown Augusta, you can’t ask for more scenic views. You can enjoy a stroll along the river, a concert at the Jessye Norman ampitheater, or a close up look at science and physics in Fort Discovery. With more than 250 exhibits, there’s something for kids of ALL ages!

Columbia County Library – located at Evans town center, the library itself is a fantastic resource, but there’s also a pond behind the library with a .3 mile paved walking track and an ampitheater where family friendly movies are shown and concerts are held.
